Commission Structure

Commission is another question that arises. Our commission is all-inclusive and not payable until the closing of the property. Commissions are negotiable and are dependent on a variety of factors. 

The real estate industry's commission structure recently had some huge changes. 

It used to be customary for home sellers to offer the buyer's agent compensation—and to advertise that "co-op" (cooperative compensation between brokers) on the MLS. Today, all buyers and their agents must sign an agreement of compensation between themselves instead. However, sellers may still offer compensation, or a concession to help offset the buyer's costs (including a portion of the buyer agent compensation), but it may not be advertised on the MLS. 

Navigating Change

It remains to be seen how the recent changes shape the future structure of commissions. It may become customary for buyers to be solely responsible for their agent's commission, for sellers to still offer concessions that would help cover the buyer's responsibility— or it may be more likely that both buyer and seller each shoulder some of the expense. When we meet, we will discuss all the different options, including the potential pros and cons so you are able make the best decision for you and your property. 

The commission will always be discussed with you in person and we are happy to answer any questions you may have about its structure or refer you to our broker. 

We absorb all marketing costs (manual and digital staging, professional photography, website listings, signage, access key safes, all marketing materials and advertising costs—print and online—including social media boosts), our broker transaction and professional fees, etc.
