Commission Structure

Commission is another question that arises. Our commission is all-inclusive and not payable until the closing of the property. There are several cases where the total commission may be lower (land listings, situations where we bring the buyer, based on the dynamics of the property itself, or multiple transactions when you are also purchasing a property through us or selling more than one property, for example). We always offer at least 3% of the sales price to the “cooperating broker” (the broker whose agent brings the buyer), even if the total commission is less than 6%.  Some listing agents keep a larger portion of the commission, and offer the buyer's agent a lesser amount. Be sure to ask the agents you are interviewing how the commissions are divided.   We absorb all marketing costs (staging, professional photography, website listings, signage, access key safes, print and online—including social media boosts— advertising, open house costs), our broker transaction and professional fees, etc.  The commission will always be discussed with you in person and we are happy to answer any questions you may have about its structure.
