Photos— The most important marketing piece
The internet is where the vast majority of buyers start their search for a property, and to keep them clicking through your property’s listing photos are a must. However, we believe that "professional" are not enough—they must be EXCELLENT professional photos that really showcase the property in the most flattering way possible. We have full confidence that we can deliver that to you! We have had the same photographer for well over a decade. He is a consummate professional, incredibly knowledgeable about angles and lighting, unbelievably meticulous and above all naturally talented. As a full-time career photographer, he invests in the best equipment and does all his processing in house. He costs more than many other professional real estate photographers in the Tucson and we happy to pay every penny.
We have said it before and will say it again— hastily snapped cell phone photos are NOT the way to present a product worth hundreds of thousands of dollars. The photos must be bright, crisp, flawless— engaging the buyer right away and ensuring that your home is earmarked for a viewing, or at least further research. If your home meets their criteria and looks amazing in the photos, the chances of them requesting to see the property and potentially ultimately making an offer go up exponentially. We absorb the professional photo fee, in addition to all other marketing costs.
The 360° Tour — A virtual showing, anytime, from anywhere
In addition to professional photos, we also create a 360° tour of your property, allowing potential buyers to virtually "walk through" the home anytime, from anywhere. As you know, we have a lot of out-of-state buyers. The ability to experience a home virtually may be what inspires them to fly down to see it in person and make an offer. Some homes are even sold "sight unseen". (We have sold a few of them this way, and the 360° tours were instrumental part of the process.)
Floorplans — A powerful tool for understanding the flow
In addition to creating a static floorplan of your home, an interactive "zoom in" floorplan is incorporated in the 360° tour.
Video — Connecting the buyer on an emotional level
There have been statistics stating that 1B hours of YouTube content is viewed daily. I'm sure by tomorrow it will be even more! Video is important today, and as HGTV has shown all of us—people love to look at real estate videos!
However, not all homes will benefit from drone, interior or exterior video. If your home is jammed up against others or your neighbors backyard looks like a salvage yard, a drone video is not going to be helpful. If they interior of your home is dark or cramped, video may make it appear even more so. We look at each property on a case-by-case basis and after viewing your home, we will all decide together what the best for your property.
